• Check basement and crawl space for moisture of leakage after wet weather.


ROOFS
• Clean gutters, strainers, and downspouts. Make sure downspouts divert water away from foundation walls.
• Check for any evidence of water penetration in attic and ceilings after wet weather.


DOORS AND WINDOWS
• Check for broken glass and damaged or missing screens.


PLUMBING
• Check all faucets, hose bibs, and supply valves for leakage.
• Check for evidence of leaks around and under sinks, showers, toilets, and tubs.
• Have the septic tank cleaned every two (2) years.
• Know the location of the main water shut off valve.


HEATING AND COOLING
• Clean or change furnace filters every three (3) months of operation.
• For steam checks, test shut-off valve for leaks and drain low water cut-off (per manufacturer’s instructions).
• Keep area clean around heating and cooling equipment.
• Have system serviced annually.


ELECTRICAL
• Periodically check exposed wiring and cable. Replace at first sign of wear and damage.
• Check all lamp cords, extension cords and plugs for damage and wear. Replace as necessary.
• Trip circuit breaker every six months and ground fault interrupters monthly to ensure proper function.
• Learn location of electrical service panels and label each circuit.
• If fuses blow, circuit breakers trip frequently, or any appliance sparks or shorts out, contact a licensed electrician for repairs.


INTERIOR
• Check ceilings and surfaces around windows for evidence of moisture during wet weather.
• Check ceiling areas beneath bathrooms for leakage.
• Check all stairs and railings for any loose members.
• Test all smoke alarms periodically per manufacturer’s instructions.
• Check all fire and safety systems regularly.
• Know the location of all gas shut-off valves.

    “自住兼出租“投资物业

    与同行朋友聊天,玩笑说如今房地产行业最时髦的词是“自用兼出租”。是的,我们大陆移民到加拿大,学懂了很多,知道如何调整自己去适应加拿大这样的自由经济社会。生活的艰辛使我们有了在国内不那么关心的投资理念。把自己购买的住房部分用来出租,可以帮助我们减轻房屋供款压力,增加收入来源,各类地产广告也在有意无意地夸大着这样的概念。可以说80%以上的买家在买房时也是想着如何分隔房间出租,笔者本人也赞同将目前不需要使用的空间有效利用。但凡事有利皆有弊,各位朋友在买自住兼出租物业时仍需仔细考量。

    首先,必须知道出租必然导致个人生活空间的不完全独立,降低生活质素。与房客的相处是每位房东必做的功课,所以在购买物业前一定想清楚自己是否能忍受及多大程度的私人空间被打扰,如果不能忍受最好还是选择较小些便宜些的住房自住。并且购买物业时不能盲目贪房间数多、收入高,需知房客越多,作为房东需投入精力管理的事项也就越多。

    其次,不可购买超越自己负担能力的住房。很多朋友抱着投资的心态,把房子买来出租,不以家庭实际工资收入为依据,盲目买大屋贵屋。房地产出租市场固然好,但仍然有风险。买房时有没有考虑到房间空置怎么办?自己可以承受多久、多大程度的房屋空置?一旦房租收入来源短缺,而家庭实际工资收入不够负担房屋,万一拖欠银行供款,被银行将房屋拍卖就得不偿失了。固而购买这类物业时仍需以家庭实际工资收入为考量,不可将房租收入作为稳定收入计算在内。

    第三,出租的房屋需考虑资源供应。因为房屋出租,居住的人员多了,资源的使用必然大大增加。现有的热水器容量足够使用吗?电源是否需要扩容?洗手间的配备数目够吗?厨房足够使用吗?是否给房客足够舒适的活动空间?洗衣设施如何配备?如何作好节能控制?均是每一个房东必须考虑的问题。

    第四,出租的房屋一定要作好安全措施。做好厨房防火处理,使用GAS供暖还必须做好一氧化碳中毒处理(特别是地库因通风差更需小心)。所以在屋内安装烟雾感应器、一氧化碳感应器特别重要。避免危险的电源插头、电线裸露造成触电漏电;保持出租物业内意外逃生通道的畅通;以及做好防盗控制均是房东必不可少的责任。总之需尽量避免意外发生及意外发生时的人财伤亡。

    第五,确保自己的出租符合魁省有关租房条例规定,依例办事,避免不必要的法律纠纷

    内局部分:

    一、厕所或厨房在房子的正中央

    二、房子中心点在室外

    三、屋形不整,歪歪斜斜

    四、进入大门客厅在最后面

    五、楼梯在中央

    六、卧室大过客厅

    七、马桶或炉灶正对门或一开大门可直接见到

    八、厨房正对厕所

    九、梁柱太多,天花板太低
